Our Sales Fees

Our average sales fee is 1% plus VAT (1.2% inclusive)

These fees are negotiable and can be based on our performance.

EG –
95% of asking price received = 0.9% Plus VAT = 1.08% (inc VAT)
100% of asking price received = 1% Plus Vat = 1.2% (inc VAT)
Over 100% of asking price achieved = 1.1% = 1.32% (inc VAT)

Rental Fees

Landlord Schedule Of Charges

1) Introduction Only Service
9.6% (inclusive of VAT) payable for each letting where the tenant is introduced through the Agent.
2) Tenant Find Service
9.6% (inclusive of VAT) payable for each letting where the tenant is introduced through the Agent
EG: If the monthly rental is £1000 you will pay a fee of £1152 inclusive of VAT
3) Letting and Rent Collection Service
12% (inclusive of VAT) of the rent received, deducted by the Agent
EG: If the monthly rental is £1000 you will pay a fee of £1440 inclusive of VAT
4) Full Management Service
14.4% (inclusive of VAT) of the rent received, deducted by the Agent
EG: If the monthly rental is £1000 you will pay a fee of £1728 inclusive of VAT

The fees under the above services are payable when any individual or organisation enters into an agreement to rent the Property as a result of our promotion, introduction, or viewing by the Agent.

*We recommend that an Inventory is carried out at the commencement of each tenancy by an independent, professional inventory company. (Fees vary dependent on company used)

Minimum Fee

Where the Landlord cancels the Agent’s instruction to provide a management service, the Agent will charge and the Landlord will pay, a fee based upon 42% (inclusive of VAT) of the agreed rent for the period, not exceeding six months from the commencement date of the tenancy.

VAT is payable at the prevailing rate on all our fees. In accordance with consumer legislation it is quoted as included in the prices stated above. Letting Agents are required to be a member of a redress scheme. We belong to UKALA redress scheme Membership No 188559 and you can seek redress by writing to the scheme at:

Potential Fees

Lost Keys or Other security devices. Fee = Cost of replacement

Variation, Novation or Assignment of Contract. Fee = Up to £50 inclusive of VAT

Rent Arrears – Fee = Rental payments overdue by more than 14 days will be subject to interest at the rate of 3% over the Bank of England Base Rate calculated from the date the payment was due up until the date payment is received.

Surrender of Tenancy Fee – Rent payable & Associated Landlord Costs as described in our Landlord Fees Document (displayed in Office and on our website) Subject to a maximum of the amount of rent outstanding.

Deposits

Security Deposit – 5 weeks rent (or 6 weeks if the rent exceeds £50,000 per annum)

Holding Deposit – One week’s rent. This may be at risk if you…

  1. Withdraw before the contract is signed
  2. If you fail a Right to rent check
  3. If you provide false or misleading information.
  4. If you do not enter into the agreement within 15 days of application*

*If the Landlord or Agency is responsible for the delay, you will be entitled to a refund. The deadline can be extended by mutual consent from the Landlord & Tenant.

Your deposit is usually one month of the agreed rent, however there are instances whereby a larger deposit is required.

*All additional administration is charged at £60 Inc VAT per item.
This will include replacement inventory documents, guarantor administration and amending tenancy agreements to remove tenants or add additional tenants.
Deposits, Administration & Reference fees are non-refundable.

If you fail to set up a standing order / direct payment a fee will be levied of 2.5% of the cash figure received. If not settled monthly, this will be deductable at the end of your tenancy. If rental payments are late a fee of 1% per day will be charged by the agency. EG 1000 PCM late fee payable =£10 per day.
